All Plans Require Structural Engineering

While our pre-designed house plans include Foundation and Framing plans with limited information as general schematic guides, these drawings do not contain any structural engineering specification or detail (for example, information including, but not limited to, footing sizes, reinforcement methods, beam sizes, rafter sizes, methods of connection, shear wall details, etc.).  For this reason, you will need to have a local structural engineer provide you with comprehensive foundation and framing plans, including details and specifications for all structural foundation and framing systems, prior to obtaining a permit and building the house. This ensures that the plans meet the structural requirements and local regulations for your building location. 

You may need additional items to obtain a permit and build your home 

Due to the variability of site conditions and differing local requirements, most jurisdictions will require additional plans and information not included with Alabode's plans. These may include, but are not limited to, the following:

Site Plan -  a scaled drawing of the property that shows the layout of the building in relation to the lot, including boundaries, setbacks, landscaping, driveways, utilities, and other site features.  This is typically required to obtain a building permit in order to assure compliance with local zoning laws.

Plumbing Plan - a detailed diagram that outlines the layout and routing of the water supply, drainage, waste, and natural gas systems throughout the house.  

HVAC Plan - a detailed layout that shows the design and placement of heating, ventilation, and air conditioning systems, including ducts, vents, and equipment, to ensure efficient climate control throughout the building.  Many jurisdictions also require energy calculations to accompany these designs which may be dependent on location and on the home's final orientation on the site.

Electrical Calculations - information about load requirements, circuit designs, and wiring specifications to ensure a safe and efficient electrical system that complies with local codes.

Survey - this is needed to accurately determine property boundaries, land features, and legal setbacks, ensuring the home is positioned correctly and complies with local regulations.

Soils Test - this can assess the soil's stability and composition, ensuring the foundation is properly designed to support the structure and prevent future issues.

We recommend checking with your local jurisdiction and/or working with a local designer, architect, engineer, and/or builder to satisfy all your local requirements.

You May Need to Tailor Your Plans to Meet Local Codes

The house plans we offer were originally designed to meet building codes in the locations where they were first constructed. However, building codes may have changed since these plans were created.

In addition, because building codes can differ from place to place, you may need to modify your plans to comply with your local jurisdiction’s requirements. For example, California has specific seismic design requirements due to earthquake risks, while Florida has unique hurricane design requirements to protect against severe storms. We recommend working with a local designer, architect, engineer, and/or builder to tailor the plans accordingly and ensure they meet all local standards.

There Are No Professional Stamps on Any of the Drawings

Please be aware that our plans do not come with professional stamps or seals. If your local building department requires stamped plans for permit approval, you will need to have a licensed professional review and stamp the drawings before submission. For instance, Nevada requires a licensed architect to stamp residential plans. Be sure to check with your local authorities to determine specific requirements for your area.

Copyright Information

When you purchase a set of plans, you are purchasing a license to build a single house using those drawings.  This license does not allow for the building of more than one house, making modifications, or copying without express written permission from Alabode.  Any unauthorized use of the plans beyond the scope of this license violates the copyright and may result in legal action.
